Natalie Carswell (DipREA) Valuations Manager at Paul Carr Estate Agents shares her Top Tips for Selling and Buying Your Home in Bloxwich
Having worked within the industry for over 20 years, I have seen a variety of highs and lows in the property market and switches from Seller’s Markets to Buyer’s Markets. It has been well publicised over the last 18 months that the property market has been extremely buoyant, favouring a Seller’s Market and Paul Carr Estate Agents have sold record-breaking numbers of properties.
HELP ME SELL
2022 is here, the housing market remains busy, and with demand for properties still high, what can you do to best present your property to attract the Best Buyer at the Best Price.
Natalie’s top tips to help you sell your home:
• First Impressions Count – look at the approach to your property. Does it look inviting? Make areas look as good as possible. For example, are driveways and flower beds tidy.
• A Warm Welcome – it can be easy for a property to feel chilly at this time of year, so set central heating on low ahead of viewings. You want viewers to concentrate on the property and not the temperature.
• Demonstrate What Your Property Has to Offer – help your viewer see the benefits of living in your home by making key areas look as appealing as possible.
• De-Clutter - a home free of clutter feels more spacious and helps your viewer visualise how they could use the space
• Choose The Right Agent – your home is almost certainly your biggest asset so you need to trust your agent. From advertising in the right places, presenting it at its best, to negotiating strongly on your behalf and managing the process to completion. Having The Right Agent is the key to a successful sale. With over 40 years’ experience, Paul Carr Estate Agents are right there with you every step of the way.
HELP ME BUY
Due to the competitiveness of the market with multiple offers on properties becoming the norm, it is also important as a buyer to put yourself in the best possible position.
Natalie’s top tips to help you buy your new home:
• Get Financially Qualified – as a buyer it’s important to know what your budget is but also you have considered all of the associated costs of your purchase (survey fee’s, mortgage lender fee’s, stamp duty etc).
• Have all your documents ready – it’s essential to have all your paperwork ready for when you offer on a property. You will need to be able to confirm your financial arrangements and identification. By being prepared you will make yourself stand out from the crowd.
• Know Your Chain – If you have sold a property, it’s vital that you have full information from your agent about the length and position of your chain. This could make all the difference on whether your offer can proceed to the next stage.
• Be speedy – in the current climate it is important to react quickly. Don’t delay booking your viewing and get your offer in as soon as possible.
• Choose The Right Conveyancer - a good conveyancer will manage the legal process of house buying and ensure everything goes smoothly. Communication with your conveyancer is key.
